Property Search & Sourcing
From our headquarters in Lisbon, we will activate our search network, screening a wide range of local real estate opportunities based on our previous consultations. We carefully evaluate: investment type (residential or rental relocation), location, size, standalone homes or multi-unit buildings, proximity to amenities, fixed and extra costs, future property appreciation, and rental potential for investment returns.
Communication & Reporting
After personally vetting the most promising properties, we will send you a detailed analysis including photos, videos, and virtual tours. We provide a thorough evaluation of each property’s unique features, its strengths, and any potential structural issues. Furthermore, we offer expert advice on the neighborhood, local atmosphere, and available amenities.
Negotiation & Purchase Offer
Once you have chosen your ideal property, we will proceed with the purchase offer through the listing agency. We collaborate with real estate agencies and legal consultants to verify the regulatory compliance of the transaction. Following this, we can organize your in-person visit. We will assist you through every bureaucratic stage until the final closing. With the support of our experts, we ensure that every step is smooth and free of surprises.
Renovations, Repairs & Installations
Have you fallen in love with a property but hesitate to make an offer because of the repairs needed? Or perhaps you’re considering an investment that requires renovation, but the fear of reliving past ‘renovation nightmares’—especially in a foreign country where you don’t reside—is holding you back?
Managing a renovation from a distance can be complex. We take care of everything:
● Coordination of works with reliable local contractors.
● Constant supervision and regular progress updates.
●Adherence to agreed timelines, costs, and quality standards.
Major renovations can involve unforeseen challenges. Despite our efficiency in keeping everything under control, we believe in full transparency: please be aware that costs may fluctuate by at least 15% due to variables beyond our predictive control.
Interior Design & Bespoke Furnishing
If you don’t have the time to manage the furnishing yourself, we can connect you with professional interior decorators who will guide you in choosing the best decor based on your personal taste and needs.
Alternatively, if you prefer a simpler approach with standard furniture—such as IKEA—our team is available to handle the purchase, delivery, and assembly.
We also offer a complete setup service, including the purchase of household appliances, kitchenware, linens, mattresses, pillows, and small decorative items.
Please note that all costs for furniture and household items are to be covered by the client. The fees for our management and assembly services will be agreed upon in writing in advance.
Home Setup & Organization
Whether your property is intended as your private residence or as a rental investment, we can manage—upon your request—the setup of all utilities and the handling of all necessary personal documentation. We ensure that everything is in order, so you can focus on enjoying your investment.
Condominium & HOA Representation
Attending condominium meetings is vital, as they often involve key decisions that can lead to significant expenses. If you don’t have a trusted neighbor to represent your interests, we are here to step in. We will attend on your behalf, ensuring that your views and concerns are fully taken into account and that your investment is protected.
